Detailed Modelling & Complex Scripting

• Rule-based or scripted modelling using Dynamo / Grasshooper to create complex geometry and custom parametric components
• Develop high-detail assemblies (façades, joinery, stairs, MEP routing, etc.)
• Prepare models for clash detection and federated coordination by cleaning warnings, resolving model errors, optimizing performance
• Prepare 3d analytical surfaces for sustainanbility design criteria mapping and analysis
• Preparation design options for client with issue tracker and change management.

Documentation Production (Drawings & Schedules)

• Prepare documentation set for DDP/SD/DD/CD/IFC or tender packages
• Produce plans, sections, elevations, and 3D documentation with view template
• Create and organize sheets, title blocks, and drawing indexes
• Develop schedules: room data, quantities, doors, windows, finishes, etc. and automate schedules and tags for consistency and speed
• Manage external links and worksets to produce optimal graphics for design documentation

Detailing and Quantity Takeoff

• Create 2D/3D construction details from the BIM model and Coordinate detailing with structural and MEP disciplines
• Prepare and link 3D model with 2D elements to coordinate accurately for all interfaces, penetrations, supports, and fixing systems
• Add fabrication details, shop-drawings and produce detail sheets and packages ready for contractor review
• Generate model-based quantities (materials, volumes, areas) and ensure all elements contain correct metadata for cost workflows
• Support cost consultants with accurate extracted schedules

Analysis & Coordination

Sun & Environmental Analysis

• Conduct sun-path, shadow, and seasonal analysis to support planning compliance and design optimisation
• Perform daylight, solar exposure, and thermal/energy simulations using BIM-integrated workflows and sustainability tools (e.g. LEED)
• Generate solar and environmental diagrams, annotated outputs, and visualisations for planning submissions and presentations
• Produce sun-runtime animations, shadow paths, and analysis views aligned with design and compliance requirements
• Integrate results into the BIM model and project documentation to inform design decisions and enhance building performance.

Model Validation for Compliance

• Check models against project standards, BEP, and EIR requirements
• Validate IFC exports, COBie data, classification systems
• Ensure properties and parameters needed for 4D/5D workflows are present
• Confirm readiness for tender, construction, or handover
• We verify that models are buildable and meet project standards, BEP, and EIR requirements.

Constructibility Review

• Assess the BIM model for buildability, identifying design conflicts, sequencing challenges, access constraints, and on‑site practical issues
• Review early‑stage and pre‑construction models to detect potential construction problems before they reach the site
• Recommend design adjustments and improvements to enhance construction efficiency, safety, and feasibility
• Collaborate closely with contractors to ensure the model reflects practical, site‑ready construction solutions
• Validate that the final integrated model meets project standards, BEP/EIR requirements, and is fully coordinated and ready for construction release.

Clash analysis & Issue Management

• Perform clash detection using tools such as Navisworks, Solibri, or ACC Model Coordination to identify multidisciplinary model conflicts
• Categorize detected clashes by severity, priority, and responsible discipline to streamline resolution workflows
• Create and issue coordination tasks via BCF files or directly within issue‑tracking platforms
• Track progress on issue resolution, validate corrective actions, and ensure conflicts are fully resolved
• Generate regular clash reports and maintain an organised issue‑management process to support accurate, error‑free project delivery.

Planning and Delivery Support

4D Model and Construction Sequence Visualization

• Link BIM model elements to the project schedule using tools such as MS Project, Primavera, or other planning platforms
• Assign construction sequences and logical dependencies to model components to reflect planned build order
• Generate 4D simulations that visually communicate construction phases and timeline progression.Identify potential sequencing conflicts, spatial issues, or constructibility risks before work begins on site
• Produce animated construction visualizations that support planning, communication, and optimisation of project timelines.

Schedule Optimization and Progress Tracking

• Evaluate the project schedule’s critical path and construction logic against the BIM model to ensure realistic sequencing
• Optimise task order and adjust dependencies to minimise project duration and reduce construction risk
• Monitor planned versus actual progress to identify delays, bottlenecks, or deviations from the intended schedule
• Update the 4D model with real site progress to maintain accurate, data‑driven visual tracking
• Compare planned and actual timelines to highlight performance gaps and support proactive schedule adjustments.

Coordination with Stakeholders

• Provide clear visual planning insights to managers, contractors and clients to support informed decision-making
• Facilitate coordination and planning meetings using 4D visualisations to ensure shared understanding of sequencing and project intent
• Integrate stakeholder feedback into models and schedules to maintain alignment
• Deliver snapshots, animations, dashboards, and visuals to enhance communication and control
• Maintain ongoing engagement to ensure clarity, alignment, and collaborative issue resolution

Progress Reporting

• Perform regular model audits to ensure compliance with project BIM requirements, including LOD verification, parameter checks, and family quality standards
• Maintain model health by monitoring performance, resolving warnings, managing file size, and removing unused or redundant data.
• Identify and resolve modelling errors and discipline conflicts early
• Lead coordination workshops to manage issues, responsibilities, and deadlines
• Provide clear progress outputs (clash reports, dashboards, action lists) to support transparent project tracking.
